HOMESTEAD Website and Customer Portal Terms
For visitors, enquirers, applicants, tenants and other customer Portal users.
1. These terms
These terms govern your use of the HOMESTEAD website, customer Portal and related online services (the Services). By using the Services you agree to these terms. If you do not agree, do not use the Services.
You must be at least 16 to create or activate a Portal account.
2. About HOMESTEAD and how to contact us

A property company, landlord, letting agent or other organisation using HOMESTEAD (a Company) controls its property listings, enquiries, applications, letting decisions, tenancies, deposits, maintenance and communications. The Company is a separate data controller for the operational personal data it handles through HOMESTEAD.
HOMESTEAD supplies the software platform. We are not your landlord, letting agent, property manager, deposit holder, maintenance contractor or a party to any tenancy or property-services agreement unless expressly stated otherwise. Questions about a property, application, letting decision, tenancy, payment, deposit or repair should be directed to the relevant Company.
Where a Company has not yet been approved by HOMESTEAD, the website displays a warning and form submissions are held from that Company until approval. “Approved by HOMESTEAD” records a platform review; it is not a guarantee of identity, conduct, property particulars or any transaction.
4. Accounts and security
- Use accurate, current information and keep it updated.
- Keep passwords, activation links and authentication codes confidential.
- Do not share an account or access another person's records.
- Tell us promptly if you suspect unauthorised access.
An account may connect records held across more than one Company where those records use the same email address and access is lawfully available to you.
5. Portal services
The Portal may allow you to:
- view and manage enquiries, messages, applications and viewing arrangements;
- provide application, identity, guarantor, employment, education and right-to-rent information;
- view tenancy, payment schedule, deposit and property information;
- send maintenance messages and upload supporting documents or images; and
- update profile and communication preferences.
Features depend on the relevant Company's configuration and may not be available for every property, enquiry or tenancy.
6. Listings, applications and decisions
Property information is supplied and controlled by the relevant Company. You should verify important details before relying on them. Submitting an enquiry or application does not reserve a property, guarantee a viewing or create a tenancy. Companies make their own eligibility, referencing and letting decisions.
HOMESTEAD does not provide legal, financial, housing, immigration, referencing or property advice. Keep your own copies of important records and agreements.
7. Acceptable use
You must not:
- use the Services unlawfully, fraudulently or to harass another person;
- upload malicious, infringing, misleading or unauthorised material;
- probe, bypass or interfere with security, availability or access controls;
- scrape, reverse engineer or commercially exploit the Services; or
- submit another person's information without authority or a lawful reason.
8. Availability and changes
We may update, suspend or withdraw features for security, maintenance, legal or operational reasons. We do not guarantee uninterrupted or error-free access. Internet, email and third-party services may fail or be delayed.
9. Ending or suspending access
You may stop using the Services and may ask for Portal account closure. Closing a Portal account does not require a Company to delete records it must retain as controller. We or a Company may restrict access where an account is inactive, compromised, unlawful, no longer authorised or in serious breach of these terms.
10. Responsibility for loss
We are responsible for foreseeable loss caused by our failure to use reasonable care and skill. We do not exclude liability where exclusion would be unlawful, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation.
We are not responsible for a Company's listings, decisions, property services, tenancy obligations or acts; for losses caused by inaccurate information supplied by you or a Company; or for unforeseeable loss and failures outside our reasonable control.
11. Personal information
We use personal information as described in the HOMESTEAD Website and Customer Portal Privacy Policy. Companies use operational personal information under their own privacy notices.
12. Other important terms
We may transfer our rights and obligations where your rights are not adversely affected. You may not transfer your account. If a provision is unenforceable, the remaining provisions continue. A delay in enforcing a right is not a waiver.
English law applies. Courts in England and Wales have jurisdiction, without removing any mandatory right to bring proceedings elsewhere in the United Kingdom.
13. Changes to these terms
We may update these terms when the Services, law, suppliers or business model change. The effective date above identifies the published version. Material changes may be notified through the Services or by email.
